Expired/Open Permits: Why closing out a permit is so important?

Did you know that not every contractor or trade closes out your permits?

What is an open or expired permit?

An open or expired permit is a permit that has not been formally finalized following established guidelines. Once the time has passed for the permit to be closed by the issuing department it is referred to as an open or expired permit.

So what does this mean?

Don’t worry!

Basic permits for a roof, fence, HVAC change out, windows, and more can all be forgotten. Maybe the contractor was in the process of losing an employee who handled closing out all the companies’ permits and perhaps a few permits slipped through the cracks.

Whether that is the case or not, the first thing you need to do is contact the trade and/or contractor and ask them to finish closing out the open permit(s). If that isn’t a viable option then you need to find a permitting company like Smallwood Solutions. We specialize in situations just like this and we can help you resolve any open or expired permits.

Why is it important to finalize permits?

Maybe you are getting ready to buy a new home and they list that they just had a new roof put on or a new air conditioner had just been installed. This is all stuff that we look for when we buy a home. What if the previous homeowner had no idea that any of these permits remain open or expired?

It doesn’t matter because once you close on your new home now it’s your responsibility, which means any fees associated with closing out the permit are now your responsibility. Don’t let this happen. Let Smallwood Solutions take care of your open/expired permit,  whether you are a home buyer, homeowner, title agency, real estate agent, we are here to help you.
